The rooms freshly cleaned and heated with right full of chairs and coffee. Location close enough to Dundee, which has a railway station, the takeaway restaurant and the city center. Also, to a bus stop.

Staff exceptionally friendly and helpful. Went far beyond the minimum in terms of welcome offered. Treated as if we were at home. Breakfast plentiful and very well cooked and served. Everything spotlessly clean. Had real sense of privacy, but aware help at hand if needed.

The staff were helpful.
Refurbishment needs to be completed and or revised! Plumbing system was exceptionally noisy. Room was cold in more aspects than temperature. Bed linen was dirty!!! Paid £50 for one night which was over and above what it was worth.

I liked absolutely nothing about this hotel and would not stay there again if they paid me!
The car park was inaccessable. The bins in my room had not been emptied since the previous occupants left. The plumbing rumbled all night long keeping me awake. The "restaurant" was an Indian take away which was open to the general public and they served the worst curry I have ever tasted.

No bar at the hotel, only as part of the Indian restaurant next door.

Sensible prices and everything met our needs. the staff were very friendly and attentive, taking good care of us. - the hotel is located in a quiet area, within walking distance of everything we needed. - the restaurant was fantastic with friendly staff and delicious food suited for every budget.

Breakfast and the large room, very large bathroom, and view of the water. The large bed was the best night's sleep we got in a week. Conveniently located by Broughty Ferry seashore and Castle. A good value for the money and updated interior rooms were a plus. Adjacent restaurant was very good.

Room and bedding was clean. Receptionist was pleasant and friendly.
Ensuite shower room was small: no where to hang bath/shower towels; toliet too close to wash hand basin. Blinds or a net curtian at bedroom window would aid privacy. Service at breaakfast, whilst pleasant, was questionable in terms of availability of food/drink and efficiency.

Room was very large and the bed was very comfortable.
Tandoori was a bit smelly when having breakfast in the morning. Also I was unable to get my car into the car park.

Breakfast was very scarce for my taste; very tiny bathroom; 15 minutes by bus to city center.
